Beware of casual introductions to developers

Never listen to the “nice guy” you met at the bar or “the friend of a friend” who knows a developer and can help you get a better price. In Cyprus, almost every one has a friend or cousin who is a developer. The truth (in 99% of the cases) is that these guys are commission based and will do anything to convince you to buy from the specific developer.


They are not licensed agents; there is no come back if things go wrong. Some developers are just people with a bit of land handed down from their parents and have never built before, often they build without a license or planning consent, or the land is mortgaged or your plot has been sold three times before.


We have seen many buyers get into trouble over this issue.


If you can’t have professional independent advice, it’s better not to have any advice at all

Take you’re time

Take your time to look around, but when you find something that you like, you have to move fast because for the last two years, good properties (especially resale) sell like hot cakes. So when you find your dream house do not hesitate to pay £1.000-£2.000 as a deposit (reservation fee). This will give you enough time to transfer the money if necessary and it will give your lawyer time to check if the property is legally ok and prepare the contract.
